Chimney Service in Raynham, MA
Raynham grew fastest in the 1990s, and it has a wider mix of housing than most towns near us: detached houses, apartment and condominium buildings, and mobile home communities. Its older houses include some fine brick ones near the Taunton line. Here is what that means for chimney care.
Raynham housing, by the numbers
A 1990s building boom and a wide mix of housing
Raynham has roughly 6,200 homes. The 1990s were the busiest decade, with about 1,200 homes, and about 58 percent of all homes were built in 1980 or later. Only about 8 percent date from 1939 or earlier.
About 68 percent of homes are detached houses, about 20 percent are in buildings with five or more units, and about 7 percent are mobile homes. Each of those needs a different conversation: a detached house owner decides alone, a condominium owner may need the association, and a manufactured home usually has a factory-built chimney.
Many houses from the 1990s have factory-built fireplaces with metal flues. These are designed as a matched system, so replacement parts and caps need to suit the system that is there rather than be improvised, and it helps to know the make and model before any part is ordered.
What the historical survey records
Brick Federal houses and Italianate villas at Squawbetty
The state's historical survey records at least a dozen Federal-era houses and more than a dozen cottages in Raynham, with the cottages mostly center-chimney and many with end-wall overhangs. It notes several brick end-wall chimney houses, with an outstanding hip-roofed example at Squawbetty on South Street East.
In the mid-1800s, the survey says, Squawbetty gained a group of Italianate houses related to those across the river in Taunton, including two brick villas with square plans, wide eaves and low hip roofs. Prattville saw the most building in the later 1800s, mostly side-hall cottages.
Brick end-wall chimneys and brick houses age well, but the mortar does not last as long as the brick. Repointing with the wrong, overly hard mortar can damage old brick, so the mortar choice matters as much as the work itself on a house of this age.

House heating fuel
Oil, gas, and a growing share of electric
About 41 percent of Raynham's occupied homes heat with fuel oil, about 33 percent with utility gas, about 12 percent with propane and about 10 percent with electricity. Wood is the main heat in about 50 homes.
In homes heated by electricity or a gas system that vents out a wall, the chimney may serve only a fireplace, or nothing. A chimney that is rarely used still takes the weather every day, so the cap, crown and flashing need the same attention as on a busy one.

Common questions
Raynham chimney FAQ
Chase cover installation and cap installation, two of the most common needs on factory-built systems, are on our service list. Mention that the fireplace is factory-built when you call, and if you can find the label with the make and model, have it handy, because parts have to suit the existing system.
We can, once it is clear who is responsible. Many associations manage chimneys and chases for the whole building. Check your association's rules, and we will work with whoever arranges the visit.
Yes. Old brick is usually softer than modern mortar, and a mortar that is too hard can make the brick crack and flake. The masonry and tuckpointing page explains how we approach it.
